Move-in and move-out inspection documentation
Photograph unit condition with the date, time, and GPS burned into every image. Keep move-in and move-out sets side by side, document maintenance as it happens, and produce a stamped PDF when a deposit is disputed.
What goes wrong without a photo record
Deposit disputes come down to dated photos
A tenant says the carpet stain was there when they moved in. Without a dated move-in photo, you're arguing from memory — and in most jurisdictions the burden of proving damage sits with the landlord.
Move-in and move-out sets never line up
Two sets of photos taken a year apart, from different angles, in different apps. Keeping both in one project makes the comparison obvious instead of forensic.
Maintenance history disappears between vendors
Photograph the issue when the ticket opens and the fix when it closes, filed under the unit. Next year's question about that same leak answers itself.
Turnover documentation eats the whole day
Export a stamped PDF per unit instead of assembling one manually. Send it to the owner, the tenant, or the deposit-dispute file.
Three steps, start to handoff
One project per unit
Each unit gets its own project with the address and a cover photo, so move-in, maintenance, and move-out photos accumulate in one place across tenancies.
Walk and shoot
Date, time, and GPS stamp automatically. Add a note on the image — "scuff, bedroom 2 baseboard, north wall" — so the photo explains itself a year later.
Export the record
Produce a stamped PDF for the tenant at move-in, the owner at turnover, or the file when a deposit is contested. No account needed to open it.
A condition record with a date you can defend
The capture date, time, and GPS are burned into the pixels and the original EXIF is preserved in the stored file. Because most email clients and messaging apps strip EXIF, a metadata-only date usually vanishes the first time a photo is forwarded to a tenant or an owner — a visible stamp does not.

- Original EXIF preserved for chain of custody
- Per-photo notes identifying room, wall, and defect
- SHA-256 fingerprint recorded so a file can be verified at /verify
Move-in and move-out in the same project
Both inspection sets live under the same unit, searchable by date range. Pulling "everything from the March 2025 move-in" next to "everything from the February 2026 move-out" is a filter, not an archaeology project.

Move-in and move-out inspection checklist
Shoot the same list in the same order at both ends of a tenancy. The comparison does the work for you, and gaps are what deposit disputes exploit.
